Edenbridge Kent

Planning consent for a boutique retirement village within the Kent countryside. The Planning allows for 100 high end retirement dwellings; a mixture of houses and apartments. The proposed development emphasises high quality later life living with on-site amenities, social driven community, and landscaped surroundings to build a well-rounded end product for the residents.

This site was promoted and successfully allocated within the Local Plan. Rooksmead have since facilitated the delivery of the site with Riverside Housing Association–totalling 449 dwellings to be delivered on various affordable tenures.

As well as the social benefits-the site has also endeavoured to significantly upgrade the local highways infrastructure, delivery of a brand new primary school and plans for a new local centre are also in the works. To further enhance the sense of community envisioned for this scheme.

Broadstairs Kent

Upon being introduced to the scheme Rooksmead soon identified that the current planning consent was not appropriate for the local housing demand. The scheme was replanned to meet market demand for first time buyers and family starter homes, especially on a social housing basis.

The site was already bustling with character with a nearby wooded area (of which there are few in this part of Kent)–a woodland management plan was implemented to further enhance this asset.

Additional ecological enhancements included wildlife corridors and nature ponds. It was also agreed the site would be delivered on an all-affordable housing basis, with Town and Country Housing Association overseeing the scheme.

Mitcham London

Rooksmead acquired the site as part of ongoing urban regeneration in the wider area. A High-quality consent for 20 apartments was secured and now under management by Moat Housing Association for the benefit of the social housing sector.

Rooksmead secured planning and negotiated the scheme to be all affordable housing with the Local Authority. A well-considered scheme, within close proximity to local amenities and key transport links. The site is now under management by Paragon Asra Housing Association, the site caters for a number of social housing tenure types.
